Bowmans Building, 11 Alice Lane, Sandton

The Bowmans Building at 11 Alice Lane is a striking contemporary office development in Sandton Central, Johannesburg, forming the third and final major phase of the Alice Lane precinct. Captured here at dusk, the building takes on a particularly dramatic presence as its illuminated façades, sharp vertical forms and distinctive linear lighting contrast against the deep blue evening sky. The photograph also captures the building within its busy urban setting, with Sandton’s roads, commercial buildings, pedestrian spaces and neighbouring developments contributing to the sense of a highly active metropolitan centre.

Location: 11 Alice Lane, Sandhurst Extension 3, Sandton, Johannesburg, Gauteng, South Africa. The building occupies a prominent position within Sandton Central, close to Sandton City, the Sandton Gautrain station and the area’s major corporate, retail and hospitality destinations. The Alice Lane precinct is bounded by Alice Lane, Fifth Street and Fredman Drive and was developed as a connected commercial environment rather than as a series of isolated office buildings. Bowmans confirmed that its Johannesburg office occupies Building 3 within the 11 Alice Lane precinct, with access from Alice Lane, Fifth Street and Fredman Drive.

Architect: Paragon Architects. The architectural practice was responsible for the design of the Alice Lane development, with the firm’s work on the precinct contributing to the distinctive contemporary character of Sandton’s evolving skyline. The Heritage Register identifies Paragon Group as the architectural firm associated with the Bowmans Building, while the Green Building Council South Africa project documentation identifies Paragon Architects as the architects for Alice Lane Building 3.

Completed: 2017. The third and final building in the Alice Lane project was completed in 2017, with Bowmans moving into its new offices at 11 Alice Lane in April 2017. The development formed part of a six-year transformation of the Alice Lane site from its original financial-services building into a major premium-grade office precinct.
