35 Lower Long is a contemporary glass-clad office tower at 35 Lower Long Street in Cape Town’s Foreshore precinct. Designed by dhk Architects and developed by Abland Property Developers, the 86-metre building is an important addition to the city’s modern commercial skyline. The tower accommodates premium office space, co-working facilities, a business suite, ground-floor retail and structured parking. Its prominent position places it within Cape Town’s financial and legal district, close to the CBD, the Cape Town International Convention Centre and major transport routes.
The architecture of 35 Lower Long is based on a single sculpted building mass wrapped in extensive glazed façades. The principal corners are chamfered as they rise towards the roof, with sections of the façade extending above the main roofline. This produces the distinctive angular profile visible in the photograph. The combination of horizontal glazing, vertical structural lines and projecting corner elements gives the tower a clearly defined appearance while allowing the façade to reflect the changing sky and surrounding cityscape.
