35 Lower Long Cape Town – Sculpted Glass Office Tower in the Foreshore

35 Lower Long is a contemporary glass-clad office tower at 35 Lower Long Street in Cape Town’s Foreshore precinct. Designed by dhk Architects for Abland Property Developers and Ellerine Brothers, the building rises approximately 86 metres above the surrounding city and forms part of the continued transformation of Cape Town’s central commercial district. The development provides approximately 14,000 square metres of floor area, incorporating office accommodation, flexible co-working spaces, a top-floor business suite, ground-floor retail and 280 parking bays.

The building replaced an existing 1980s office structure on the site. The original proposal was to remodel and extend the older building, but limitations associated with its structure, façade and long-term viability led to a completely new development. dhk Architects responded with a more substantial tower based on a simple central building mass, with the main façades carefully shaped to create a distinctive architectural form.
