Designed by Paragon Architects for Growthpoint Properties, 144 Oxford Road was conceived as a major commercial development responding to the growing demand for premium office space in Rosebank. The completed project comprises two extended office towers connected by a full-height, nine-storey glazed central atrium, creating a distinctive U-shaped architectural composition. The atrium provides natural daylight deep into the building while forming the main circulation and social heart of the development.

Construction was undertaken by the Tiber WBHO Joint Venture, with work commencing in 2017. The project presented significant construction challenges because the Gautrain servitude crosses the site, while Oxford Road itself forms part of the site’s boundary. The development was completed in 2019/2020 and provides approximately 36,700 m² of premium office space across nine occupiable floors, with six basement levels for parking.

144 Oxford Road achieved a 5-Star Green Star Office As Built v1.1 rating, reflecting extensive sustainability measures incorporated into the development, including energy-efficient building systems, water conservation, rainwater harvesting and recycling of construction waste. Today, the building is an important corporate landmark in Rosebank and forms part of the precinct’s transformation into a dense, highly connected commercial and mixed-use district.
