Anglo American and De Beers relocated their Johannesburg operations to 144 Oxford Road after almost a century in Johannesburg’s central business district.
Architect: Paragon Architects, with Paragon Interface responsible for the workplace interior design. The project was developed by Growthpoint Properties, with Paragon Architects designing the 35,000 m² premium-grade commercial office building. The architectural concept consists of two elongated, gently curved office towers connected by a nine-storey central atrium, creating a distinctive identity along Oxford Road.
Completed: 2019, with the building officially opened by Anglo American and De Beers in October 2021 following the completion of its workplace fit-out and occupation programme. Construction was undertaken by the Tiber WBHO Joint Venture.
Architectural Style: Contemporary premium-grade commercial architecture, characterised by curved glazed towers, faceted façades, a dramatic central atrium and a strong emphasis on transparency, natural light and connectivity. The building achieved a 5-Star Green Star rating, incorporating passive environmental strategies, photovoltaic technology, solar shading, water-efficient systems and other sustainability measures.
Building Use: Premium corporate office headquarters and commercial workspace. Anglo American and De Beers occupy dedicated areas within the building alongside other corporate tenants, including PepsiCo, Rothschild & Co, Intergrove, Finastra and UBS. Shared facilities include reception, lifts, restrooms and a canteen, while Anglo American’s dedicated facilities include meeting spaces, an auditorium, gym and wellness centre.
Architecturally, the central atrium is the defining feature of 144 Oxford Road. Extending through the full height of the building, it provides a visual and organisational heart around which circulation, meeting areas and shared facilities are arranged. The two towers have large, flexible floorplates designed to accommodate modern corporate workplaces, while the glazed façades create extensive views over Johannesburg. The building’s western façades curve towards a distinctive glazed pinnacle facing Oxford Road, while the northern façade incorporates a secondary glazed skin that responds to the movement and energy of the busy arterial route.
The aerial image also highlights the development’s relationship with Rosebank’s broader urban transformation. Modern office buildings surround 144 Oxford Road, while established low-rise properties and extensive mature vegetation dominate the neighbourhood beyond. The numerous purple jacaranda trees visible throughout the landscape provide a particularly distinctive Johannesburg setting, contrasting with the dark reflective façades of the corporate architecture.
