Zeitz MOCAA Cape Town | Grain Silo Museum

The Zeitz Museum of Contemporary Art Africa (Zeitz MOCAA) is one of Cape Town’s most distinctive architectural landmarks, occupying the transformed historic Grain Silo Complex in the Silo District of the V&A Waterfront. The museum combines Cape Town’s industrial and maritime history with an internationally recognised contemporary architectural intervention by Heatherwick Studio.

The original grain silo complex was developed as a major piece of Cape Town’s harbour infrastructure and opened in 1924. The facility was used for storing and grading grain arriving from across South Africa before being exported through the port. It became a significant landmark on the Cape Town waterfront and was, at the time, the tallest building in Southern Africa. The grain silo was eventually decommissioned in 1990 as changes in shipping and cargo-handling technology reduced the need for the original facility.

Rather than demolishing the redundant industrial structure, the V&A Waterfront commissioned Heatherwick Studio to investigate a new use for the building. The result was an ambitious adaptive-reuse project that converted the former grain silo into a major contemporary art museum while retaining the powerful industrial character of the original structure. Zeitz MOCAA opened to the public in September 2017.

One of the most remarkable aspects of the project is the treatment of the original concrete silos. The complex contained 42 tightly packed cylindrical concrete tubes, which were retained and carefully modified. Instead of filling the existing structure with conventional gallery spaces, Heatherwick Studio carved a spectacular central atrium from the dense cellular structure. The resulting space exposes the geometry of the original grain-storage system while creating a dramatic public heart for the museum.

The shape of the central atrium was inspired by a grain kernel, translated into a large three-dimensional void within the original silo structure. Structural reinforcement was introduced inside the existing concrete tubes before sections of the original silos were carefully removed. This allowed the museum to create a monumental multi-level atrium while preserving much of the original industrial fabric.

Zeitz MOCAA provides approximately 9,500 square metres of space across nine floors, including extensive exhibition areas, galleries, conservation and storage facilities, educational spaces and public amenities. The museum’s architecture deliberately exposes elements of the original grain-storage building, allowing visitors to experience the industrial history of the structure alongside its new cultural function.

The former grain elevator tower is another defining element of the building. Heatherwick Studio introduced distinctive faceted glazed windows into the concrete structure, creating a contemporary architectural expression while maintaining the monumental scale of the original tower. The glazing reflects changing light and colour during the day and transforms the building into a prominent illuminated landmark after dark.

The museum forms part of the wider Silo District, an important redevelopment area within the V&A Waterfront. From an aerial perspective, Zeitz MOCAA can be understood within its broader setting of harbour infrastructure, historic industrial buildings, commercial development, residential buildings, hotels and public spaces. Its position beside the working harbour creates a particularly strong relationship between the city’s industrial past and its contemporary cultural landscape.
