A striking street-level view of 144 Oxford Road, a landmark premium-grade office development positioned at the gateway to Rosebank, Johannesburg. The building is distinguished by its two sweeping, curved glass office wings and dramatic full-height central atrium, creating a strong architectural presence along one of Johannesburg’s busiest commercial corridors.

Designed by Paragon Architects for Growthpoint Properties, 144 Oxford comprises approximately 35,000–36,700 m² of premium office space across nine occupiable floors, with six basement levels providing parking. The two elongated towers are connected by a large glazed atrium that brings natural light deep into the building and provides a central circulation and social space.

Sustainability was a major consideration in the development, which achieved a 5-Star Green Star SA Office As Built rating. Features include high-performance glazing, energy-efficient building systems, rainwater harvesting, water-efficient landscaping and extensive natural daylight. The building has also accommodated major corporate occupiers, including Anglo American, PepsiCo, Rothschild & Co, Finastra and UBS South Africa.
