The Zeitz Museum of Contemporary Art Africa (Zeitz MOCAA) is one of Cape Town’s most distinctive architectural landmarks, located within the historic Grain Silo Complex in the Silo District of the V&A Waterfront. The museum represents an extraordinary example of adaptive reuse, transforming a decommissioned industrial grain-storage facility into a major contemporary cultural institution dedicated to art from Africa and its diaspora.

The original Grain Silo Complex was constructed during the early 20th century and completed in 1924, forming an important part of Cape Town’s working harbour infrastructure. The complex was used for the storage, grading and export of grain, with its position directly connected to the city’s docks and railway infrastructure. At approximately 57 metres high, the silo became a prominent feature of the Cape Town skyline and was once the tallest building in South Africa. The grain-storage operation was eventually decommissioned in the 1990s as the requirements of the harbour changed.

Rather than demolishing the redundant industrial structure, the V&A Waterfront commissioned Heatherwick Studio to investigate how the historic silo could be given a new purpose. The resulting architectural intervention retained the essential character and structure of the original complex while creating a highly contemporary museum within it. The project was completed in 2017, with Zeitz MOCAA opening to the public in September that year.

The architectural concept is particularly striking because of the way the existing concrete silos were transformed. The original complex contained 42 tightly packed concrete tubes, each approximately 33 metres high. Heatherwick Studio carved away sections of these tubes to create a dramatic central atrium, revealing the complex internal geometry of the original structure. The remaining concrete tubes were adapted to form galleries and exhibition spaces, creating a remarkable contrast between the building’s industrial past and its contemporary cultural function.

The museum occupies approximately 9,500 square metres over nine floors, including around 6,000 square metres of exhibition space and 80 galleries. The complex also incorporates education and cultural facilities, conservation areas, a rooftop sculpture garden, retail and hospitality spaces. Its spectacular central atrium has become one of the defining interior spaces of contemporary South African architecture.

The upper portion of the former grain elevator tower was also dramatically transformed. New faceted glazing creates a distinctive illuminated façade, turning the tower into a glowing architectural landmark after dark. From an aerial perspective, the combination of the original industrial geometry, the contemporary intervention and the surrounding Silo District makes Zeitz MOCAA particularly recognisable within the wider V&A Waterfront and Cape Town harbour landscape.

The project was designed by Heatherwick Studio, with VDMMA, Rick Brown Associates and Jacobs Parker Architects involved as local delivery architects. Arup / Sutherland provided structural engineering, Mace was the project manager and WBHO was the contractor. The development was undertaken by V&A Waterfront Holdings.

Zeitz MOCAA is now a major landmark within the Silo District, an area of the V&A Waterfront that has developed from its historic industrial and harbour origins into a mixed-use precinct incorporating residential, hotel, commercial, retail and cultural uses. The museum and the surrounding Grain Silo redevelopment demonstrate how significant industrial infrastructure can be retained and reimagined rather than replaced, giving Cape Town a distinctive architectural connection between its maritime history and contemporary urban identity.
