32 on Kloof is a landmark heritage office building situated on vibrant Kloof Street in Cape Town. Originally constructed in 1922 as the administration building for United Tobacco Companies (UTC), the property formed part of a larger industrial campus that played an important role in Cape Town’s manufacturing history. Following an award-winning adaptive reuse project, the historic building has been transformed into a contemporary commercial destination while carefully preserving its architectural heritage.

Designed by Parker & Forsyth and comprehensively redeveloped by dhk Architects for Growthpoint Properties, the project added two contemporary glazed office floors above the original masonry structure, creating a striking dialogue between old and new. The redevelopment forms the gateway to the Longkloof Precinct and includes premium office space, co-working facilities, retail, cafés and landscaped public areas. Today, 32 on Kloof is recognised as one of Cape Town’s finest examples of heritage-led urban regeneration and adaptive reuse architecture.
