This aerial photograph captures No. 1 Mutual Place, the former Old Mutual Emerging Markets headquarters, at the heart of Sandton Central in Johannesburg. The distinctive green-glazed office complex is positioned prominently in the centre of the image, surrounded by some of Sandton’s most recognisable commercial, residential and mixed-use developments. The photograph provides a broad perspective of the Sandton business district, revealing the contrast between its increasingly dense commercial core and the extensive leafy suburbs that extend across Johannesburg’s northern landscape.

No. 1 Mutual Place is located on Stella Road at the intersection of Rivonia Road and West Street in Sandown, directly opposite the Sandton Gautrain Station. Developed by Old Mutual Properties, the project was completed in 2017 as the first building of the larger Stella Precinct. The development was conceived as a major corporate headquarters for Old Mutual’s Emerging Markets operations and comprises a 12-storey office tower positioned above a substantial multi-level basement. The wider precinct was planned around a shared super-basement capable of supporting approximately 120,000 square metres of gross lettable area.

The architecture is particularly distinctive from the air. No. 1 Mutual Place consists of two principal wings: an iconic 12-storey tower and a lower six-storey curved wing. The building’s geometry evolved from a hexagonal base into an equilateral triangular form, with the floor plates increasing in size as the building rises. Extensive green-tinted glazing gives the complex its characteristic appearance, while horizontal floor bands and curved edges create a strong visual rhythm across the façades. The landscaped terraces between the tower and lower wing introduce greenery into the corporate environment and provide outdoor spaces for building occupants.

The development was designed by LYT Architecture, with WSP responsible for structural, civil and sustainability engineering. The Green Building Council South Africa project documentation records a total gross floor area of approximately 34,487 square metres, including about 22,884 square metres of commercial office accommodation. The extensive basement accommodates parking and associated services beneath the development.

Sustainability was a major component of the project. No. 1 Mutual Place achieved a 5-Star Green Star SA rating, reflecting measures designed to reduce energy and water consumption while improving the indoor environmental quality for occupants. The development incorporates rainwater harvesting and reuse for toilet flushing and irrigation, energy-efficient lighting, efficient HVAC systems and infrastructure allowing for future electric-vehicle charging. The building was developed on a brownfield site, reinforcing the project’s role in intensifying an already established urban area rather than extending development into undeveloped land.

The aerial perspective also reveals the building’s strategic location within Sandton’s highly interconnected urban environment. Major roads surround the development, with Rivonia Road forming an important north-south route through the business district. The proximity of the Gautrain station is significant, providing rapid rail connections to Johannesburg, Rosebank, Midrand, Pretoria and OR Tambo International Airport. This accessibility has helped reinforce Sandton’s role as one of the country’s principal corporate and financial centres.

The wider landscape visible in the photograph illustrates the remarkable scale of Sandton’s development. To the left are major commercial and hotel complexes associated with the Sandton Central precinct, while contemporary office buildings and mixed-use developments occupy the centre and right of the image. Construction activity visible in the foreground and middle ground provides evidence of continued investment and urban intensification. The dense concentration of large buildings contrasts sharply with the established residential neighbourhoods surrounding the business district.
